Sheng Zeng - Founder and CEO
Sheng Zeng is the Founder and Principal of CRE8 Equities, a New York–based real estate investment and asset management firm focused on value-add and opportunistic commercial real estate across the Tri-State region. The firm invests in retail, mixed-use, multifamily, and select hospitality assets, with a focus on acquiring well-located properties and unlocking long-term value through disciplined execution and long-term ownership.
Sheng’s experience spans the full investment lifecycle, including sourcing, underwriting, transaction structuring, financing, leasing, redevelopment, and long-term asset management. His approach emphasizes capital preservation, downside protection, and sustainable cash flow, with returns driven primarily by operational improvement rather than market timing or leverage expansion.
Under Sheng’s leadership, CRE8 Equities maintains institutional underwriting standards and conservative capital structures, working closely with lenders, brokers, legal advisors, and operating partners to enhance asset performance and create durable value across market cycles.
Sheng brings a global perspective shaped by cross-border experience and partners with domestic and international capital, including family offices and high-net-worth investors seeking long-term exposure to U.S.real estate.
He holds a Master’s degree in Real Estate Development from New York University.


Wayne Sun - Co-Founder and COO
Wayne Sun is a founding member of CRE8 and a senior real estate investment and capital markets executive with extensive experience across U.S. and international markets. He holds a Master’s degree in Real Estate Finance from New York University, dual Bachelor’s degrees in Economics and Banking & Finance, and is a licensed Real Estate Broker in New York State.
At CRE8, Wayne Sun leads capital markets strategy, structured financing, portfolio management, and investor relations, with a focus on aligning institutional and family office capital with scalable U.S. commercial real estate investments. He currently oversees assets under management exceeding USD $100 million, spanning diversified asset classes and cross-border investment structures.
With over a decade of experience in the New York real estate market and international investment environments, Wayne Sun brings deep expertise in land acquisition, development underwriting, and full-cycle real estate development execution, including entitlement, design coordination, construction oversight, and project delivery. This integrated investment and development background supports disciplined underwriting, cost control, and downside risk management across CRE8’s portfolio.
Wayne Sun’s professional experience across Australia, Europe, the United States, and China enables effective structuring of cross-border investment platforms and capital partnerships. His work emphasizes institutional governance standards, conservative leverage, and alignment of interests across stakeholders.
In addition to responsibilities at CRE8, Wayne Sun serves as Deputy Chairman of the Youth Committee of the Chinese Entrepreneurs Federation of New York, contributing to long-term cross-border entrepreneurial engagement and advisory initiatives.
Wayne Sun’s leadership at CRE8 is characterized by institutional investment discipline, development-driven underwriting, and a long-term capital stewardship approach, supporting CRE8’s mission to build a scalable, globally integrated commercial real estate investment platform.


Vivian Zeng - Accounting
Vivian Zeng serves as the Accountant for CRE8 Group, bringing over seven years of accounting experience in New York. She is responsible for managing the company's financial reporting and taxation. Vivian holds a bachelor’s degree in Accounting from Baruch College. Prior to joining CRE8, she refined her expertise in similar accounting roles at various companies, developing the skills she now applies to manage CRE8’s financial operations effectively.


Amy Wang - Property Manager
Amy Wang is the Property Manager at CRE8, specializing in property operations, asset performance, and strategic oversight of real estate investments. With over five years of experience in New York real estate investment and development, she brings a strong understanding of market dynamics and hands-on property management expertise.
Holding a bachelor’s degree in Finance from Hofstra University and a Master’s degree in Real Estate from New York University, Amy combines financial insight with operational execution to support leasing, tenant relations, budgeting, and long-term value enhancement across CRE8’s portfolio. She is committed to maintaining high-quality assets and driving sustainable growth in the dynamic New York real estate market.
