Property Types

We focus on acquiring multiple-tenant commercial properties with stable cash flow, ensuring consistent returns for our investors.

Locations

We target growing markets nationwide, with a preference for:

  • Major metropolitan cities with mature real estate markets and strong fundamentals

  • Areas with a population density of over 70,000 within 3 miles or over 100,000 within a 5-mile radius

  • Average household incomes above $70,000 within a 5-mile radius

  • Great school districts and strong population inflows

Characteristics

Our ideal properties feature:

  • Strong visibility and superior ingress/egress

  • Functional site plans and high vehicle traffic counts

  • Value add opportunities

Deal Size

We seek acquisitions in the range of $5,000,000 to $50,000,000.

Tenants Preference

  • Essential-anchored retail shopping centers, with a preference for grocery-anchored properties

  • A mix of national brands is preferred

  • Strong anchor tenant sales with a proven operating history at or below market rent

Additional Preference

  • Properties with value add opportunities

  • No co-tenancy clauses or ground leases

  • Minimum cap rate of 7.5%

  • Oversized parking lots or out parcels preferred

  • Preference for properties in no income tax states
